State of Tennessee of the first part and
Hulda A Peters of Anderson County Tennessee
of the second part.
    Witnesseth that the said party of the
for And in consideration of the sum of
Four Hundred and fifty dollars in notes
the receipt of which is hereby acknowledged
    1st Note dated July 18th 1895 Due July 18th 1896
for $100.00  2nd for $125.00 of same day Due
July 18th 1897. 3rd Note for $125.00 of same
date July 18th 1898, 4th note $100.00 of same
date July 18th 1899 All with interest from date
And to secure the payment of said Notes a
specific lien is hereby retained On the property
here Conveyed, have granted bargained sold
and Conveyed and do hereby grant, bargain
sell And Convey unto the said party of the
second part the following described premises
to wit Situate (sic) in District No 9 of Anderson
County Tenn, Beginning on a Post Oak on
the Chestnut Ridge a Conditional Corner Made
by Davidson and Peters, thence N. 50 E 96 P.
to a stake thence N.62.5 W 24 P to a pine
thence N. 80 W 40 P. to a post Oak thence N.
43 W 28 P. to a black Oak thence N. 38.5 W.
160 P. to a hickory thence N 38.5 W 40 P. to a
black Oak On the top of the pine ridge, thence
S. 55 W. 64 poles with the top of the pine ridge
to a black Jack and Black Oak Conditional
Corner Made by Davidson and Peters, thence
S. 41.5 E 284 poles a conditional line Made
by Davidson and Peters to a Post Oak
the Beginning Corner Containing One hundred
and twenty five acres more or less with
the hereditaments and appurtenances thereto

appertaining hereby releasing all Claims to Homestead
and Dower therein. To Have and to Hold the said
premises to the said party of the second part his
her heirs and assigns forever.
    And the said party of the first part for himself
and for his heirs executors and Admnistrators
doth hereby covenant with the said party of the
second part her heirs and assigns that he is
lawfully seized in fee simple of the premises
above conveyed and has full power authority
and right to Convey the same that said  premises
are free from all incumbrances and that he
will forever warrant and defend the said premises
and the title thereto against the lawful Claims of
all persons whomsoever.
    In Witness Whereofe, The said party of the first
part has herunto set his hand and seal the day and
Year first written.

Hulda Asberine (Asberine) Cross was my second great grandmother, having been the paternal grandmother of my maternal grandfather Ernest Lester Peters Sr. At the time she purchased this land in 1895, she was the widow of my second great grandfather John H. Peters. Prior to this purchase, she and John never owned any land. It seems very likely that she had the financial means to purchase this land only because she had recently been awarded a widow's pension based on John's Civil War service.

Subsequent to the purchase, the farm became the household of Asberine's son (and my great grandfather) Alva Edward Peters. Asberine lived in the house with the family until her death in 1915. Census records and other records make it appear that Alva owned the property, but the property was really owned by Asberine. After her death, her estate contained four shares, one share for each of her four surviving children - Will, Alva, Robert, and Hutsell. Her son Robert was deceased, and Robert's children received his share. Asberine's ten other children were all deceased at the time of her death and none of them had any children. Alva then purchased his brothers' shares and he owned the land outright until his own death in 1942. Therefore, this is the property where my grandfather Lester was raised.

The deed reports that the property contained about 125 acres. Modern mapping software reports the property contained about 115 acres. I find that this sort of discrepancy is extremely common.
